Contract to Close

Buyer Side $400, Seller Side $400, Dual $600

Services begin once a fully executed contract is received and include the following:

Review contract and file for compliance
Obtain any missing signatures, initials, or documents
Send introductory emails to all parties with contract dates and deadlines
Request/Send escrow instructions and track deposit status
Distribute due diligence documents as directed by the agent
Draft and circulate addenda at agent’s direction
Draft inspection related addenda at agent’s direction and track completion of repair items
Communicate with lender regarding appraisal and progress toward approval
Coordinate with title/closing attorney to ensure required documents are provided and transaction remains on track (Ink & Initial does not handle wire instructions)
Request extensions as needed
Coordinate final walkthrough, closing, and other final steps
Prepare and deliver commission statement to title company/attorney as directed by agent
Send utility and closing related information to parties as needed
Obtain closing statement, deed, and other closing documents

Agent Responsibilities

Submit a fully executed contract to the TC
Schedule home inspection (Ink & Initial can help schedule with specific instructions for dates/times. TC will not automatically schedule this)
Attend any in-person appointments
Negotiate any repairs, price changes, or contract terms
Meeting important deadlines
“After Hours” outside Mon–Fri, 9am–5pm
